Most older residential buildings in Delhi — DDA flats, builder floors, and independent houses built before 2000 — have concrete roofs with original waterproofing that has cracked, shrunk, or worn through over decades. Every monsoon season adds another cycle of water ingress that weakens the roof slab, causes rust in the reinforcement bars, and eventually shows as damp patches on the ceiling of the top floor and on interior walls.

Delhi’s monsoon is not gentle. The city receives 600 to 800 mm of rainfall concentrated in 3 months, often in heavy spells. Flat roofs without proper drainage slopes and intact waterproofing accumulate water that finds its way into wall joints, parapet connections, and slab cracks. Ground floor and basement units face a different problem — rising damp from soil moisture that pushes up through the plinth and shows as peeling paint or white salt deposits on the lower section of interior walls.

Repainting over a damp wall is not a solution. The new paint will start peeling within weeks of the next rain. The correct approach is to locate the source of moisture — roof, external wall, bathroom plumbing, or rising damp — and apply the appropriate waterproofing treatment before any painting work begins.
